Websites for guesthouses: rooms, seasonal prices and direct booking, from €600
Show the real rooms, state the season prices, and give guests a way to book you directly in their own language.
A guesthouse site that makes the direct booking easy
We build websites for guesthouses and small hotels: rooms with photos, seasonal prices, an availability calendar, direct booking or enquiries, and pages in the languages your guests speak. A presentation site with rooms, a gallery and an enquiry form is usually €600–1,500. A site with an availability calendar and direct booking is custom-coded and starts at €2,500. We work remotely and charge the same anywhere in Romania.
Rooms and photos sell the stay
Give each room type a page: capacity, bed layout, size, facilities, a price from and photos of the actual room and its view. Stock photos cost you trust. There is a legal angle too. Order 65/2013, article 13, obliges the operator to give real information on the name, type, classification category and services in all promotional materials, in line with the classification certificate. So the site shows exactly the stars or daisies you hold and the services you really offer.
Seasonal prices guests can read at a glance
A small table by season works best: low season, high season, Christmas and New Year, Easter, 1 May and summer weekends, with the minimum stay and whether breakfast is included. Law 365/2002, article 5, says shown tariffs must state whether VAT is included. Add what is paid at check-in so the final price holds no surprise.
Direct booking and the Booking.com commission
A platform gives you visibility and takes a commission on each booking. Direct bookings keep that margin, but the guests must find you first: through Google, your Google Business Profile, returning guests and local content. Since Booking.com was designated a gatekeeper under the Digital Markets Act, it has had to comply from 14 November 2024, and the European Commission states that hotels are free to offer different, including better, prices and conditions on their own website. It also says Booking cannot raise commissions or delist offers because of that. Read your contracts with other platforms separately.
Availability: start with the simplest flow that works
For a house with a few rooms, a request flow is often the right start: the guest picks dates and a room, you confirm within hours, and a payment link follows for the deposit. A live calendar needs one source of truth, otherwise the site and the platforms produce double bookings. Platforms differ in what calendar sync they offer, so check each one before you commit. We built booking on Google Calendar for meetings, which is a different problem from multi-night room inventory, and we say so before quoting.
Cancellation rules and the withdrawal right
Article 16 of Ordinance 34/2014 excludes accommodation for a non-residential purpose from the 14-day withdrawal right when the contract sets a date or period. Your cancellation policy is therefore a contract term. Show it before payment, and label the pay button so it states that the order creates an obligation to pay.
Reviews from real platforms only
Show reviews copied unaltered from the platforms where guests wrote them, with the source named. Ordinance 58/2022 requires traders who present reviews as consumer reviews to take reasonable steps to check they come from real guests, and bars posting or commissioning false ones.
Languages, location and Google
Offer Romanian and English as a minimum, and add the languages of your usual guests. Write location pages with distances to the nearest town, trails or slopes. Google's free booking links must lead to your own booking page, and they usually require a booking system connected to Google, so we do not promise them. Read our cost guide or book a free call.

Related work
We have no client in hospitality yet, so there is no guesthouse site to show you. The nearest working example is this website: it has built-in booking on Google Calendar, with confirmation and reminder emails and a timezone shown to each visitor. That booking handles one-hour meetings, not multi-night rooms, so it is a starting point, not a hotel engine. The RecMed clinic is a concept we built for a medical clinic, with a booking flow and confirmation. Both are labelled as what they are. See the portfolio.
FAQ
Questions, answered
How much does a guesthouse website cost?
A one-page site starts at €150–350. A presentation site with rooms, gallery, season prices and an enquiry form in two languages is usually €600–1,500. A custom-coded site with an availability calendar, direct booking and deposit payment starts at €2,500. Prices are indicative, negotiable and agreed in writing.
Do I still need Booking.com if I have my own site?
Most houses keep at least one platform for visibility, since many guests start there. Your site gives you a place to send returning guests and people who found you on Google, without a platform commission. We build it to work next to your platform listings, not to replace them.
Can I charge less on my site than on Booking.com?
Under the Digital Markets Act, the European Commission says hotels using Booking.com are free to offer different, including better, prices and conditions on their own website. Booking cannot raise commissions or delist offers for that. Contracts with other platforms are separate, so read them before you set prices.
How do you avoid double bookings with the platforms?
By keeping one source of truth for availability and checking what calendar sync each platform offers before we build. A small house can begin with a request flow where you confirm each booking by hand, which removes the risk. A live calendar comes when the sync is verified for each platform.
Can guests cancel and get a refund?
The 14-day withdrawal right does not apply to accommodation with a set date or period (Ordinance 34/2014, article 16). Your cancellation terms decide refunds. We display them before payment and on the confirmation email. Write them clearly, for example free cancellation until a set date, then a deposit kept.
Can I show my Booking.com reviews on the site?
Show reviews unaltered, name the platform and keep the guest's wording. Check each platform's terms on reusing reviews before you copy them, and consider linking to your profile. Never invent or edit reviews: Ordinance 58/2022 bars false reviews and requires reasonable checks that shown reviews come from real guests.
Which languages should the site have?
Romanian and English as a minimum. Add German, Hungarian or another language if your guest list shows a steady share. We set correct language tags so Google shows each version to the right visitors. More languages raise the price because every page needs a real translation.
