Industry: real estate

Websites for real estate agencies: listings with filters and map, photo galleries and leads per property, from €600

Every property gets its own page, every enquiry reaches the right agent, and the energy data the law asks for cannot be forgotten.

A real estate site built around listings and enquiries

We build websites for real estate agencies: listings with filters and a map, photo galleries, a lead form on every property, agent profiles and the energy data the law asks you to show. A presentation site with a few featured properties fits the €600–1,500 band. A listings site with filters, a map and agent profiles is custom-coded and starts at €2,500. We work remotely and charge the same anywhere in Romania.

Every property is its own page

Each property needs its own address on the web, with title, description, price, area, rooms, floor, photos, a map position and a status: available, reserved, sold or rented. When a property sells, keep the page with a sold label or redirect it to the closest category. Deleting it leaves dead links in Google and in old messages to clients.

Filters that tell the truth

Visitors use a short list: sale or rent, area, price range, rooms, surface and floor, plus a map. Offer a filter only if you hold that data for every listing, because empty fields make a filter lie. Photo galleries get the most care: dozens of images per property must open quickly on mobile data.

Energy data in every listing

Under article 24 of Law 372/2005, the owner or administrator must state in sale and rent ads information from the energy certificate on the indicators in article 6: total specific primary energy consumption, energy class, CO2 emission index or class, and consumption from renewable sources. The contraventions article names real estate agents and real estate advertising agencies and sets fines of 5,000–7,500 lei for breaking article 24. That is the consolidated text published by the State Inspectorate in Construction, current to July 2024, so check the latest version. We build the listing form so a property cannot be published without those fields.

Importing from portals and CRMs: only where an interface exists

Typing each property twice is where errors enter. Whether the site can read your listings from a portal or a CRM depends on what that system offers. Storia publishes API documentation and says access is granted on request to companies with an agent account. For Imobiliare.ro and for your own CRM, we check what exists before writing any code and tell you in writing if there is no usable feed. We promise no portal integration before that check. When a feed exists, the import is a single-workflow automation.

A lead form per property

The form sends the property reference, the link, the price and the visitor's message to the responsible agent, not to a shared inbox. Ask for a name, a phone number and an optional viewing time, with one line of consent. Do not ask for ID documents there. Law 129/2019 lists real estate agents among entities that must prevent money laundering, which makes identity checks part of your onboarding process, not an open contact form. The regulator is ONPCSB.

Agent profiles that people can call

A profile with a real photo, name, languages, areas and the agent's current listings gives a visitor a person to ask for. It also lets you route an enquiry by area and measure which agent answers fastest.

What moves the price

Price follows the number of listings and who updates them, the filters and map, imports from a CRM or portal, and extra languages for foreign buyers. See our guide to website costs in Romania, read about custom software or book a free call.

What the site includes

Six things a real estate site needs

Built around the way buyers search and the way agents work.

  • Filters buyers use

Sale or rent, area, price, rooms, surface and floor, only where the data exists for every listing.

  • Map and area browsing

Each property is placed on a map, and area pages let visitors browse a neighbourhood.

  • Energy data enforced

The listing form requires the certificate indicators from Law 372/2005 before a property can go live.

  • Lead form per property

The enquiry carries the property reference and goes to the responsible agent.

  • Agent profiles

Photo, languages, areas and current listings for each agent, with routing by area.

  • Import where an interface exists

We check the API or feed of your CRM or portal first, then automate one workflow. No promise before the check.

How it works

How a real estate site project runs

  1. 1

    Call and data audit

We ask where your listings live today (CRM, portal, spreadsheet) and which fields exist for every property.

  2. 2

    Listing model and import check

We define the fields, including the energy indicators, and check in writing whether your portal or CRM offers a usable interface.

  3. 3

    Build with sample listings

We build the templates, filters and map and load a first batch of real listings so you test the flow.

  4. 4

    Launch and handover

Sitemap, Search Console and a short session on adding listings and marking them sold or rented.

Related work

We have no client in real estate yet, so there is no property site to show you. What we can show is the nearest technical work. The BAC exam archive is our own live site: a catalogue of 3,840 documents grouped by subject, year and session, with search that runs in the browser and an admin panel for extra materials. It is not a real estate site, but it shows how we organise and search a large catalogue. This website shows the content-admin approach and Google Calendar booking that a viewing scheduler could build on. Both pages are labelled as what they are. See the full portfolio.

FAQ

Questions, answered

How much does a real estate agency website cost?

A presentation site with up to 8 pages and a few featured properties is usually €600–1,500. A custom-coded listings site with filters, a map, galleries and agent profiles starts at €2,500. An import from a CRM or portal, where an interface exists, adds roughly €400–1,200. All prices are indicative and agreed in writing.

Can the site import listings from Storia or Imobiliare.ro?

It depends on the interface each portal gives your account. Storia publishes API documentation and says access is granted on request to agent accounts. For Imobiliare.ro we have not confirmed access terms. We check first, in writing, and never promise an integration before the check. Many agencies find it simpler to import from their CRM.

What energy information must a listing show?

Article 24 of Law 372/2005 requires sale and rent ads to state information from the energy certificate on the article 6 indicators: specific primary energy consumption, energy class, CO2 emission index or class and renewable consumption. Fines of 5,000–7,500 lei are set for agents. Check the current law text before you publish.

Who adds the listings, and how?

Your agents add them through a form in the admin panel, or the site reads them from your CRM if a usable interface exists. The form requires the mandatory fields, including the energy data, so incomplete listings cannot be published. We train you on real listings before launch.

Do I still need the portals if I have my own site?

Portals bring buyers who are already searching, so most agencies keep them. Your own site is where you control the presentation, collect enquiries under your brand, and show agents and areas the way you want. We design the site to complement your portal listings, not replace them.

What happens to a listing page when the property is sold?

You mark it sold or rented. The page stays with a clear label and links to similar available properties, or redirects to the nearest category if you prefer. That keeps old links in Google and in client messages working and avoids showing a property that no longer exists as available.

How is visitor data handled under GDPR?

The lead form collects name, phone and message, so it needs a short privacy notice and a consent line. We route each enquiry only to the responsible agent, avoid storing it on public pages, and keep ID documents out of the form. You set how long enquiries are kept.
